The Multi-Family Investment Playbook: Underwriting 2-4 Unit Flats in Cook County

Investing in a Chicago or Cook County multi-unit building requires rigorous financial modeling beyond standard residential comps. Whether evaluating properties in Hegewisch, Berwyn, or Cicero, underwriting begins with operational cash flow.

The critical distinction in local multi-family stock is utilities: buildings with separate tenant-metered gas (boilers or forced air) and electric panels protect the owner's net operating income (NOI), whereas master-metered heating forces the landlord to absorb severe winter gas bills.

When sizing debt, lenders evaluate both Debt Service Coverage Ratios (DSCR) and FHA self-sufficiency tests for 3-4 unit properties, requiring net rental proceeds to cover at least 100% of the principal, interest, taxes, and insurance.

I run full pro forma schedules for investor clients—factoring an 8% vacancy reserve, 10% maintenance and capital expenditure allowance, and accurate Cook County tax trajectory modeling before submitting an acquisition contract.
